Social media sites are starting to be used more and more by property owners looking to find new residents for their rental properties. Sites such as Facebook, Instagram, TikTok, and YouTube are quickly becoming popular places to market a rental property for little to no cost. Here are several social media marketing strategies for listing a rental property.

Different groups of people use various social media platforms. According to the PEW Research Center, more than 70 percent of American adults use social media. Therefore, before you start marketing the rental property on social media, you must understand who your potential renters will be. 

The highest percentage of social media usage is on YouTube, followed by Facebook and Instagram. Studies have shown that most individuals who use social media regularly have lower incomes and fewer users in the higher income brackets. Marketing a rental property on social media can be beneficial, especially if you get the property in front of the right demographic. 

Create a Social Media Marketing Plan

Social media marketing campaigns for rental properties aim to increase followers, awareness, and engagement. All these can also help increase the conversion rate, bringing in more rental applications for the property.

Your goals for the marketing plan can significantly impact which social media platform to use. The most commonly used social media platform is Facebook, which is why many people use the site for marketing. However, if the property photographs beautifully, Instagram may be the better platform to use to promote it.

Create fun videos about the property and share them on TikTok or YouTube, where you can feature the different aspects of the home and highlight some of the fantastic features and amenities. If a feature is not common for a rental property, share a video on how to use it. 

Take your followers and potential residents on a live video tour of the home, which can be broadcast on Facebook or YouTube or highlighted on TikTok or Instagram reels. Then, you can save the video and share it in the future when you relist the property or have it as a reference for potential residents to see until the home is rented. 

Have any and all contact information for you listed on your social media profile and put a website, email, or phone number on all photos. This way, potential residents don't have to search for your contact information if they're interested in submitting a rental application. Most people who have to search for contact information will give up and move on to the next property they see. 

Create a Blog

Write a blog on Blogger.com, your website, or another blogging format site to share information about rental homes and management companies. Creating a blog is also an excellent way to generate engagement with followers and draw in traffic.

Write about local neighborhoods, things to do, moving tips, apartment lifestyle tips, and more. Provide information someone who would be renting one of your properties might need or want to know.
